Using the site, running a calculation, or buying a watch means you're fine with what follows. It also sits alongside the privacy policy, which covers your data specifically. If we ever change something here in a way that matters, the date above moves.

What this is

WatchMyMortgage is one person's project, not a company or a bank. It works out what your mortgage costs under different choices, using numbers you give it and the Bank of England's published data. Buy a watch and it also emails you when a dated fact about your mortgage lands. UK residential mortgages only, run from the UK, in pounds.

What this isn't

It isn't financial advice, and it never will be. We don't recommend a course of action, and nothing here counts as a personal recommendation under FCA rules. We're not FCA-authorised because we don't need to be — this is information, not advice, and using it doesn't put you in any kind of advisory relationship with us. Want advice on what to actually do? How the articles get written

The guides and articles on this site are produced by an AI agentic system, not a newsroom. No promises on accuracy or uptime

We check our sources and our maths, but we can't promise the site is always up, always right, or always current. Lenders change their rules without telling us. Your own mortgage offer beats anything this site says, every time.

Your part

  • Results are only as good as what you type in. Check them against your paperwork — your lender's figures win.
  • Confirm the important numbers, especially your early-repayment charge, with your lender before acting on anything.
  • Keep your watch link and sign-in to yourself — anyone with it can see your case.

The watch

  • One payment covers one mortgage case until its fix end date. Nothing renews on its own.
  • We check every active watch daily and try to email you promptly. We can't promise the email lands — spam filters exist — so your watch page is the actual record, not your inbox.
  • Refunds: email within 14 days and we refund in full, no questions.

Liability

We work hard to get the maths right and keep every figure traceable to a source, but what you do with the numbers is your call, not ours. So:

  • We're not liable for a decision you make — to switch, stay, overpay, or do nothing — or for numbers you typed in wrong, or for a lender changing a rule after we last checked it.
  • We're not liable for knock-on losses, like a better deal you say you missed because an email was late or never arrived.
  • If we're liable for anything at all, the most you can claim back is what you paid us for that watch.

None of that applies where the law simply won't allow it — for example, we can't and don't try to limit liability for death or injury caused by our own negligence, for fraud, or for any consumer right you have under UK law. If one part of this section ever got struck out, the rest would still apply.

If someone misuses this

We can suspend or close a watch we reasonably think is being abused — attacked, scraped, or otherwise used against these terms. If it was still active, we'll refund the unused part.
