Finding your numbers

  • What you still owe. Look at your annual mortgage statement or your lender's app. It is usually labelled "outstanding balance".
  • Your rate and end date. Both are in your mortgage offer letter and on the "your mortgage" page of your lender's app. The end date may be called the "product end date".
  • Your early repayment charge (ERC). This is what your lender charges if you pay off too much of a fixed deal early. It is in your mortgage offer, usually a small table such as "3% until June 2027, then 2%". Enter each row in the calculator. If you can't find it, ring your lender and ask for your ERC schedule. They must tell you.
  • A rate you could switch to. Use any quote you have been given. If you don't have one yet, leave the box blank and we'll use the Bank of England's published average, clearly labelled as such.

About the watch

  • What exactly do I get? We recalculate your numbers every day and email you when a date that moves your money arrives: your charge stepping down, your allowance resetting, your early lock-in window opening, your deal ending, or the leave-or-stay answer changing direction.   • Where's my watch page? The link is on your confirmation page and in every alert email. You can also sign in with your email to see everything in one place.
  • My details changed. If you have overpaid, or you now have a real quote, reply to any alert email and we'll update your numbers.
  • What happens when my deal ends? The watch ends with it and nothing renews. If you take a new deal, run it through the calculator and buy a new watch if you want one.

The AI extras

  • "Fill the form for me". Paste your lender letter and the AI fills the calculator for you. This is free. Always check the result against your paperwork.
  • "Explain this result". A short, jargon-free summary of what your figures mean. One is free each day before you buy; with a watch, they are included.
  • Pre-signing checklist. Things to verify and questions to ask, built from your own numbers, on your watch page. Included with your watch.
  • The limit. A watch covers up to ten AI requests a day, which resets at midnight. The AI never invents numbers. Everything it says is checked against the figures we calculated, and anything it cannot verify is removed.

Money

  • Refunds. Email us within 14 days of buying and we refund the full amount. We don't ask why.
  • Payment. One card payment, handled by Stripe. We never see or store your card details.

Trust

  • Is this advice? No. We show what each option costs and the date that changes. They are facts about your own mortgage. If you want a recommendation, see an adviser regulated by the FCA.
  • Who pays you? Only you. We take no commission, no referral fees and no payment for leads. That is the whole point. Pricing explains why it is deliberately cheap.
  • What do you store? Nothing, unless you buy a watch. After that, exactly the numbers you entered, your email, and your first name if you gave one. The detail is in the privacy policy.
